This is important as it allows the site to communicate important news and information to you in a timely manner. There are a number of pages that have no content at this time...we will hopefully populate these pages with good stuff....with your help, in the near future. It is our intention at this time that the website not act as a tool of a formal HOA, but rather as a tool of, and for, the Villa Serena Residents Group.
Villa Serena is a tourist development that took advantage of the 1992-1993 changes in Agrarian Law allowing real-estate to be leased for 30 years, and renewable.
Agrarian reform was replaced by a new "Ley Agraria Law". This change permitted the Ejido to enter into long term leases . Article 45 of the Agrarian Law provides that Ejido Lands may be the subject of any venture, or use, and enjoyment. The Agreement executed by the nucleus of the Ejido Cabo San Lucas, and may contract with third parties for a duration of 30 years, and renewable.
A legal contract was entered into by Promotora Turistica Del Medano S.A. DE C.V. making them the leasor and permitting them to lease to individuals or other entities as leases. This contract was recently taken over, after 23 years, by the Ejido Cabo San Lucas.
